ProjectWest Village is a mixed-use development containing luxury apartments, upscale shops, restaurants and an arts theater located on a 6.49-acre site bounded by McKinney Avenue, Blackburn Street, Cole Avenue and Lemmon Avenue in Dallas, Texas. This development is in the middle of Dallas’ Uptown area, a trendy area between Downtown and the Park Cities that has attracted thousands of new residents since the mid 1990s. The firm was able to pursue the opportunity to obtain on-site parking space reductions due to the property’s location in the Cityplace District (Planned Development District 305) and to account for the shared parking efficiencies of a mixed-use development. DeShazo’s analysis concluded that the proximity of Katy Trail, the McKinney Avenue Trolley, and the DART rail line would result in a substantial number of transit-riding or bicycling visitors to West Village. The firm recommended a ten percent parking reduction for the development in accordance with the Transportation Management Provisions.
