PROJECT OVERVIEW

Heartland is a 1,665.7-acre master-planned development located in Kaufman County, Texas, featuring over 5,000 homes, schools, and retail by 2032. DeShazo Group's traffic impact study supports the development with a phased infrastructure plan and critical improvements to FM-741. The analysis ensures long-term mobility and safe access for residents while aligning with TxDOT guidelines and regional planning efforts.

📍 Location: FM-741 Between IH-20 and US-175 in Crandall ETJ, Kaufman County, TX.

🏘️ Development Size: 1,665 acres with 5,375+ single-family homes projected for completion by 2032.

Traffic Projections

  • 51,384 daily vehicle trips anticipated at full build-out.
  • Peak hour volumes: 4,003 (AM) and 4,716 (PM).
  • Traffic assignment and distribution modeled using future FM-741 alignment and site layout.
  • Preservation of safe and efficient traffic flow

Intersection Analysis

  • Key intersections along FM-741 are expected to perform well with the proposed improvements.
  • Existing unsignalized intersections operate at acceptable levels today
  • Existing unsignalized intersections are projected to experience reduced performance without upgrades

🚧 FM-741 Conditions

  • FM-741 from Sunnybrook Dr. to FM-2757 requires a minimum four-lane divided section with left- and right-turn lanes by 2032
  • A section of FM-741 from North Heartland Parkway to FM-2757 should be widened at 40% build-out
  • The realignment of FM-741 is recommended to support both project success and regional mobility
